Things to decide before you look

How large? How much space do you really need? Manhattan apartments are usually listed by the number of bedrooms. The greater the number, the higher the price. Roommates on a tight budget often consider large one-bedrooms in buildings that permit temporary wall installations that divide the living room. Our Concierge can help arrange for this type of construction. Some of the nicest apartments are large studios suitable for one person or a couple. Square footage does not have to relate to number of rooms, so check out both.

How much? Decide your maximum possible spending limit. Take into consideration salary guidelines (see income requirements) required by landlords and management companies. Rents change frequently based upon supply and demand and will be determined by NYC rent guidelines, size, location, building amenities (like a doorman), condition of the building/apartment, pets, etc. Try to be honest about your budget. Going for a rental less expensive than your allowable limit can mean (1) you may never like any apartments in the range you choose, (2) you may lose out on the perfect apartment for you, and (3) you waste your time looking at the wrong apartments.

Where? Manhattan is an island of many different neighborhoods, all with unique flavors and personalities. Think carefully about:

  • Commuting time
  • Access to mass transit
  • Proximity to shops, schools, parks
  • Ease of meeting people in this area
  • Parking (which can cost more than an apartment in other cities)

Do you like to attend the theater? Go gallery hopping? Are you a discount shopping fanatic? How close is the nearest health club? How far will you have to carry groceries? Do you need to be near a 24 hour drugstore? We can help you with these questions and many more.

When? Apartments are usually (but not always) listed a month before the present tenant leaves. A landlord will need a week to paint and clean, and then the apartment can be yours. Therefore, searching for your apartment too far in advance can be frustrating because you will either have to begin your lease earlier, or forgo the apartment. Conversely, if our agent tells you about an apartment that has just come on the market, be prepared to move FAST! Apartments can be rented in a few hours.
